Mer Soleil – Chula Vista, CA (San Diego County)
Mer Soleil is a new, Class-A condominium project in Chula Vista, CA (approximately 14 miles southeast of downtown San Diego and five miles east of the Pacific Ocean). Pathfinder Partners and its capital partner acquired the promissory note secured by first trust deed position on 62 remaining units (40 of 102 units had been sold) in Mer Soleil Phases III and IV in June 2008.
Mer Soleil is comprised of five floor plans – two bedroom/two bath, two bedroom/two-and-one-half baths and three bedroom/two baths – ranging in size from 963 to 1,416 square feet. The homes include a combination of stacked flats and townhouse styled condominium units. The buildings have stucco exteriors with stone veneer. The elevations feature hip roofs with concrete tile covering. Each plan includes a one-car garage.
Mer Soleil is part of Otay Ranch, a 5,300-acre, master planned community that opened in 1999. Otay Ranch is characterized by old-style neighborhoods with the latest in community design. Residents enjoy the community’s pedestrian parks, strolling and biking along the extensive network of trails, paseos and promenades and meeting friends at Heritage Towne Center. All of the Mer Soleil townhomes were sold in 2009-2010.
